Reflections from NAIOP I.CON West: Industrial Real Estate Holds Strong Amid Uncertainty

Last week’s NAIOP I.CON West conference brought together some of the brightest minds in commercial real estate to dig into what’s shaping our industry today—and what’s coming next. Conversations were candid, insightful, and, at times, cautious. One thing was clear: while the U.S. economy remains relatively steady, some underlying imbalances are raising eyebrows.

Federal deficits and concerns around inflated asset values have many watching the horizon carefully. Add in the uncertainty surrounding tariffs, and you’ve got a complex landscape to navigate. Still, despite these challenges, there was a consistent note of optimism. Long-term demand drivers across sectors continue to inspire confidence—and nowhere is that more evident than in industrial real estate.

The industrial sector is still very much a main focus, drawing strong interest from global investors. But it’s not a one-size-fits-all game. Size and location matter more than ever, with development decisions increasingly tied to localized market needs. It’s not just about building; it’s about building smart and building where it counts.

One issue that continues to cast a long shadow, though, is our nation’s aging power grid. Between outdated infrastructure, transmission bottlenecks, and tough budget decisions, energy reliability is becoming a real concern. For developers and investors alike, this could become a critical factor impacting growth and scalability in the years to come.

Even so, the long-term outlook for industrial remains strong. While tariffs and geopolitical pressures may impact short-term demand, the fundamentals are solid—and the appetite from global capital shows no signs of slowing down.
